Why request your HO6 Condo quote here
Coordinated with the master policy
Agents read what the association covers, such as bare walls or original fixtures, and size your building property coverage to fill the gap.
Loss assessment protection
If the association's loss exceeds its policy or deductible, owners can be assessed. Loss assessment coverage helps pay your share of a covered assessment.
Liability inside your unit
Personal liability responds if a leak from your unit damages a neighbor or a guest is injured, subject to the policy terms.
Landlord-ready options
Renting the unit out? Ask about rental-occupancy endorsements and loss of rents instead of a standard owner-occupied HO6.
How it works
Tell us about the unit
Unit type, how it is occupied and what the master policy covers if you know.
Agents review coverage gaps
A licensed agent compares the bylaws or master policy summary with HO6 options.
Pick limits and deductible
Choose dwelling, contents and assessment limits and send proof to your board or lender.
Understanding HO6 unit-owner coverage
HO6 is the homeowners form written for condominium and co-op unit owners. The association's master policy typically insures the building's structure and common areas, but the dividing line between building and unit varies. A bare-walls master policy may cover little more than the framing, leaving cabinets, flooring, fixtures and upgrades to the owner. A single-entity policy may cover original finishes but not later improvements.
An HO6 policy combines Coverage A for the parts of the unit you are responsible for, personal property for your belongings, loss of use if you have to live elsewhere after a covered loss, and personal liability. Loss assessment coverage is especially important in buildings with a high master-policy deductible, because associations often pass that deductible on to owners after a loss.
To set accurate limits, ask your management company for the master policy declarations and the section of the bylaws that defines the unit. Lenders financing a condo purchase commonly require an HO6 with walls-in coverage, and the agent can send proof of insurance to the lender.
Common HO6 add-ons
- Increased loss assessment limit
- Water backup and sump overflow
- Replacement cost on contents
- Scheduled valuables such as jewelry
HO6 Condo FAQ
Is condo insurance required?
State law generally does not require it, but most mortgage lenders and many association bylaws do. Even without a requirement, the master policy rarely covers your belongings or personal liability.
How much Coverage A should a condo owner carry?
It depends on what the master policy leaves to owners. With a bare-walls policy you may need enough to rebuild the entire interior finish of the unit; with an all-in policy, less. Agents use the master policy to estimate it.
What is loss assessment coverage?
It pays your share of a special assessment charged by the association after a covered loss to common property, or a share of the master policy deductible, up to your chosen limit and subject to policy terms.
Does HO6 work for co-op apartments?
Yes. Co-op shareholders use HO6-style policies to cover improvements, belongings and liability. Co-op boards often specify required liability limits.
Can I use HO6 if I rent my condo to tenants?
A standard owner-occupied HO6 may not fit. Many insurers offer a rental unit-owner policy or endorsement that adds loss of rents and adjusts liability for tenant occupancy.
Is there a cost to get HO6 condo quotes?
No. The request is free and carries no obligation. Licensed agents and partners provide quotes, and the insurer sets final terms and price.
